• Identify potential business opportunities
• Maintain good relationship with suppliers, consultants, general contractors and end users
• Work closely with the estimating team through the tender process to ensure detailed project requirement are incorporated
• Review contracts for onerous clauses and conditions
• Manage project financial performance
• Estimate changes
• Purchase materials and equipment
• Work with the foreman and superintendent as a team to review the project documents and discuss labour requirements and staffing
• Develop project schedules
• Manage the project and be present on project sites on a regular basis
• Complete the required paperwork to ensure that the job is billed out and Houle is paid
• Review reports – labour status reports, job status reports etc to ensure accuracy and make adjustments where necessary
• Arrange for project manuals to be completed
• Ensure that all deficiencies are dealt with
• Ensure that as-built drawings are completed and sent to the owner
• Review the project at completion with the foreman and superintendent to discuss successes and challenges

Site supervision and coordinator

• Provide extensive pre-construction input into project design prior to execution including participation in project budgeting, bid award processes and pre-construction scheduling;
• Review all project plans, specifications, and contractor’s project contracts to monitor any trade coordination issues and completion of work;
• Effectively manage all site based documentation in adherence to company accounting procedures;
• Supervise the activities of all trades and trade persons on site, minimizing costly re-work or deficiencies, all work to be completed with optimum quality and on schedule;
• Work with the customer care team to obtain unit and common area sign off of all deficiencies;
• Achieve municipal clearance acquiring all final documents as required for final occupancy and turnover including all unit and common area sign-offs;
• Conduct weekly site meetings;
• Contribute to a culture of improvement by actively participating in the improvement of company policies and procedures as well provide mentorship to junior colleagues for their career growth;
• Control and monitor labour, material and equipment expenses. Assist in the preparation of the monthly cost forecasting Summaries;
• Coordinate all required municipal inspections;
• Maintain a neat and tidy site office and meeting room;
• Manage and model site safety adhering to zero tolerance for dangerous safety infractions at all times as well as manage and liaise with Worksafe BC officers.
